The department of Costas, under the Ministry of Development, has decreed the prohibition of building in the following 100 meters to the coast in the entire area of Las Marinas. This is indicated in the sector report on the General Structural Plan to which the municipal architect, Rogelio Mira, has had access and which he explained at the meeting on the conclusions of the participatory PGE workshops.
As explained by Mira, in the year 2013, the Provincial Headquarters of Costas published the new regulation that establishes that everything that was not urban land before 1988 will have a construction ban of 100 meters from the coast, but it has been with the revision of the General Structural Plan when the city council has noticed the situation.
Now the zone of servitude is established of 100 meters, which means that in that zone no more licenses can be requested, and to carry out extensions and reforms it will be necessary to ask permission to Costas.
After learning about this situation, the City Council is working on a solution that will soften the circumstances, and will negotiate with Costas the recognition of the urban land of Marines by consolidation or factually, for which it must justify, before the month of May, that two thirds of the land are consolidated. From that moment, Costas will have 18 months to respond, which means a period of around two years in which the situation would remain that way.
