24 October 2018 - 06: 16

$14.213, is the average discount that can be required when buying a home in the municipality of Dénia, according to a study carried out by PriceHoods, which analyzes the difference between the price offered and the value of the home.

Likewise, the study indicates that the sales made between April and June of this year were 6,84% less than the offer value.

According to the latest update of the price of the 42.273 homes that make up the residential park of the municipality the price of housing in Dénia has been revalued an 4,49% in this second quarter and has found that the average home in the municipality has 96 m2, an antiquity of 27 years, and an average price of 193.557 euros.

02 District, the most 'bargained' price

The results obtained in this study affirm that the bargaining it does not occur to the same extent in all areas of the municipality. If not, that in district 02 (formed by the areas of Les Rotes, Santa Lucía, Baix La Mar and Puerto), where the average home has 97m2, 30 years and a price of 349.103 euros, presents a GAAP of 6,86%, which places the reasonable discount that can be demanded on 15.362 euros the price offered, so it would be the district of the municipality where we find the greatest differences between the initial offer prices and the average prices of homes.

However, the lowest reductions have occurred in the District 03 (areas of La Pedrera, La Xara, Jesus Pobre, the Center area and the disseminated area), where the reasonable discount on the initial price is estimated at 11.959 euros for the purchase of an average house of 109 m2, 31 years and an average price of 324.057 euros.

Average price of almost € 200.000…. totally unreal. Poorly performed statics without eliminating extreme values.
