In the plenary session of Dénia City Council last Thursday, the Declaration of Community Interest was agreed for the establishment of tourist accommodation and care center for the elderly on the plot and existing infrastructure of the old Portland factory, in Plana d'Elíes. The plan that will give a new life to the factory has been designed by the company Igbe 2 SL.
Rehabilitation of relevant areas of the factory
The old cement factory ceased its activity in 1971 and since that year no activity has been carried out on this site. Its fireplace is included in the catalog of protected assets of Dénia as "good of local relevance". For this reason, the iconic element has a protection area of 15 meters around it. Therefore, it must be avoided that the situation or dimensions of the buildings or facilities disturb their contemplation. Likewise, in the catalog it is determined that the intervention in the chimney will be rehabilitation.
The presented project will not increase the constructed area or the volume of the existing buildings. Some of these buildings will be restored, modifying only what is essential. As for those that have to be demolished, they will be replaced by new ones that, in any case, will maintain an aesthetic similar to the restored ones and/or to the traditional architecture of the area.
In addition, the project contemplates the urbanization of the plot with a significant proportion of landscaped areas with native flora and ensures connection to the drinking water and sanitation networks.
These aspects have been taken into account to approve the Declaration of Community Interest, together with the fact that the proposed activity has an "additional and appreciable" aspect in the reuse of existing industrial constructions to transform them and give them a new use.
