New date for the presentation of the expected and "expensive" PGE of Dénia

25 October 2021 - 12: 14

The General Structural Plan of Dénia will be reviewed to present a final version before the end of the legislature, in 2023, awaiting its required approval. That is the intention that the City Council has announced after receiving a response from the General Directorate of the Natural Environment and Environmental Assessment regarding the request for a complementary DATE with corrections with respect to the previous report.

In the first place, regarding the areas declared as floodable by the initial DATE and which represented a hard setback (the San Pere sector, the Bosc de Diana area reserved for a new school center, the planned location for the future intermodal station and the tertiary land sectors of La Mistelera and Las Tres Torres), can finally be reclassified as developable despite PATRICOVA.

The Councilor for Territory, Maria Josép Ripoll, points out that this allows "the acceptance of the expansion of the IES María Ibars within the Playa-Torrecremada sector, which is not affected by flooding."

Secondly, the councilor continues, "we reduce the developable land, as indicated by the modifications suggested to the Structural Plan. But our criteria for growth forecasts have been validated, that is, to grow in such a way that we close the urban nucleus, in which we call the sealing of urban land ".

In this sense, the delimitation of the developable land of Madrigueres in Dénia up to the Camí de la Bota, "to finish closing the urban section", and the developable land of Jesús Pobre located around the riu rau, "as planned, is allowed. as this is the area of logical development of the town, but reduced by half ".

A third issue that had to be amended according to the first report of the evaluation commission, has also been partially clarified and the green area of Les Alqueries-Bosc de Diana can be reclassified as developable. The councilor pointed out that this requalification has the objective of facilitating the efforts to condition the future park.

Mayor, Vicent Grimalt, he recalled: "as we highlighted a few months ago, the first report, which was already favorable but conditional on a series of modifications, did not pose any significant obstacle to the approval process of the new urban planning of the city". "Today we announce a great achievement," Grimalt insisted, "and indeed the urban model, and for the future, the city project that we have proposed for Dénia, has received the approval of the highest environmental body."
"It was up to us to draw up an enduring plan over time, to end the urban anarchy and the consequent legal insecurity, and get on the sustainability bandwagon and change what needs to be changed to move towards more livable cities."

Once this DATE procedure is completed, "the most expensive", the Dénia City Council will draft the final version of the General Structural Plan, with the aim of having it approved before the end of the legislature.
