The City Council presents the new building ordinance with which they seek to expedite the processing of licenses

The first meeting of the Urban Planning Council working group created to address the new construction ordinance took place yesterday. The Councilor for Territory attended, Maria Josep Ripoll, representatives of the Association of Promoters, the Association of small builders, the College of Architects, the EATIM de la Xara and Jesús Pobre and the municipal groups of Gent of Dénia y Compromís, and municipal technicians. The text of the ordinance was released to the members of the Town Planning Council last December so that they had time to review the content before yesterday's meeting.

Councilwoman Maria Josep Ripoll explained to the attendees that the new ordinance is aimed at "Clarify and unify criteria when building (heights, closures, earthworks, flush, attics ...) and update the current ordinance dated 1994".

Ripoll also recalled that the new regulations began work in 2017, also with the collaboration of the Consell de Urbanisme, and had an exposure to the public, although it did not finish the approval process. At the end of 2018 the document was recovered, "Which has now been improved and expanded".

The new text incorporates as a novelty a section dedicated to urbanization projects and works and innovates by implementing the municipal report prior to urban development actions, the objective of which is to expedite the processing of licenses.

Thus, for an urban development action, it will be mandatory to first request this municipal report, where the necessary urban planning information will be collected to write the technical projects. With this novelty, the projects are expected to be submitted with all the necessary documentation and avoid having to make amendments by the interested parties afterwards, in addition to facilitating the task of reviewing the documentation.

In yesterday's session, the entire contents of the ordinance could not be reviewed, which will continue to be worked on at the next meeting of the working group convened for Tuesday, January 28, 2020.

Finally, the Councilor for Territory has indicated that the base text on which one works “It is an open draft for modifications and will be submitted again in public exhibition”.
